Frequently Asked Questions

Frequently Asked Questions

1. What are “Sold Prices”?

Sold Prices represent the final transaction amounts for properties legally registered with the Dubai Land Department (DLD). These reflect confirmed sales and not listing prices, asking prices, or offers. This ensures transparency in historical market performance.

2. How is your data calculated?

Many indices use a “Median” calculation, which can exclude very high-value luxury transactions. We calculate a Weighted Average of all confirmed residential and commercial sales. This approach gives a more accurate representation of total market activity, accounting for both high-value and mid-range transactions.

3. What is the difference between Median and Weighted Average?

  • Median: the middle value in a dataset; filters out extremes.
  • Weighted Average: includes all transactions, giving more weight to higher-value sales. This helps users see the true total market trend rather than a skewed central value.

4. Does this include Residential and Commercial properties?

Yes. We provide separate datasets for:

  • Residential properties (apartments, villas, townhouses)
  • Commercial properties (offices, retail, warehouses)

Each page clearly indicates which dataset is being displayed.

5. Where does this data come from?

All data is sourced directly from the Dubai Land Department (DLD) Open Data platform. Only officially registered transactions are included. We do not make assumptions or estimate unreported sales.

6. How often is the data updated?

Data is updated regularly as the Dubai Land Department releases new records. While most updates are timely, there may be slight reporting delays for very recent transactions.

7. Can I rely on this data for investment decisions?

No. The information is historical and informational only. It does not constitute investment, financial, or legal advice. Users should seek independent professional guidance before making property or investment decisions.

8. How do I compare buildings on your platform?

Use the Compare Properties page to view side-by-side historical data for any two buildings. Metrics include:

  • Average sale price per square foot
  • Transaction volume
  • Historical trends

All comparisons are based on recorded transactions only, with no predictions about future performance.

9. Is this site affiliated with the Dubai Land Department or developers?

No. DubaiSoldPrices is an independent platform. We rely on DLD open data but are not affiliated with, endorsed by, or acting on behalf of DLD or any property developer.

10. How do you ensure privacy and security of my data?

We follow strict privacy practices in accordance with UAE PDPL. Personal data submitted via forms is securely stored and only used for legitimate purposes, such as responding to inquiries. See our Privacy Policy for full details.

11. How do I read Weighted Average or transaction data effectively?

  • Weighted Average: shows the true average of all sales, including high-value transactions.
  • Transaction volume: indicates market activity; higher volume suggests more frequent buying/selling in that building.
  • Always consider trends over time, rather than single-point comparisons.

12. Can I use your data for reporting or analysis?

Yes, with proper attribution. Data may be used for research or market analysis only when you cite DubaiSoldPrices as the source. Redistribution for commercial marketing requires permission.
